A short guide for Costa del Sol owners who want to sell — but not in public. No agency in your house. No portal record. Only buyers who have paid €99 to ask and signed a verification step.

PocketLister is free to use as a seller until a PocketLister introduction completes. On the day of completion (escritura), the fee is 1% of the final sale price, payable by you. No subscription. No monthly cost. No charge if no deal happens.

For a €4M property

PocketLister's fee on completion: €40,000 (1% all-in, every contract + the lawyer included). The standard channel would have been ~€240,000 (5% agent + 1% lawyer). The difference is your room to negotiate.

How to open your Quiet Profile

  1. Get a private valuation. A few questions about the property — area, size, beds, asking range. PocketLister returns a Fit Score and a sensible range. Five minutes.
  2. Fill in the rest. A short page: photos (up to 30), your private asking range, a description if you want to add one. Optional.
  3. Stay live. Your profile is visible only to pre-matched buyer mandates. You can pause it any time from your dashboard.

How introductions work

  1. A buyer with a matching mandate sees an anonymous version of your brief. No photos, no address, no contact.
  2. If they decide to ask, they pay €99 to PocketLister. You're notified by email.
  3. You read the buyer's brief (their mandate, in their own words) and decide: open the door, or not.
  4. If you say yes, full brief unlocks for them, and you receive their direct line. If you say no, the €99 refunds to them.
  5. If a buyer's stated must-have misses anything on your home, they're refunded automatically. They never appear in your inbox again for that mandate.
